Description
EIA Scoping Opinion request pursuant to Regulation 15 of the Town and Country Planning (Environmental Impact Assessment) Regulations 2017 (as amended) an outline planning application for up to 160,000sqm of storage and distribution floorspace (Use Class B8). The development will incorporate an Employee Amenity Hub with ancillary offices up to 500sqm (that could include retail unit(s), Caf�/Restaurant, Training Centre, Community Facility, Dance/Sports Hall (flexible floorspace within Use Classes E/ F.1/ F.2)), an area for up to 60 HGV Parking spaces (Sui Generis Use) with ancillary amenity block, access infrastructure (including new and improved vehicular access from A14 Junction 24 southern roundabout (provided in detail), vehicular, pedestrian and cycle access, parking, and servicing provision), utilities (including a new electricity sub-station, gas, water, foul water treatment facility, telecommunications), sustainable drainage systems, landscaping, amenity space and maintenance compound and all associated engineering works and infrastructure (including breaking-up of hardstanding and ground remodelling and enabling works). All matters reserved except for site access.
